Why should
I use a Registered Architect instead of a draftsperson?
In any building project, the level of competence of the people
designing and overseeing the project is critical. A Registered
Architect has achieved both academic qualifications and practical
experience in order to call himself an Architect. A draftsperson
does not have the same level of training or expertise.
When should
I hire an Architect?
The best time to bring in an Architect is as early as possible
in the project. Well before plans and specifications are developed,
an Architect can help with the many crucial decisions to be made.
How should
I choose an Architect?
Selecting the Architect whose design approach and practice philosophy
best fits your requirements is an important process. A good working
relationship between you and your Architect is crucial to the
success of any project. Together, you should discuss and agree
on the scope and cost of architectural services before the project
is started, and ensure the agreement is in writing.
How will Design
Tek Architecture (DTA) work with me?
Both the Architect and the building owner bring something to the
relationship that the other needs. As the owner, you have a building
goal, and financial resources to realize that goal. The Architect
will bring extensive professional training, experience, creativity,
and project management skills. It's important that you're involved
in your project, asking questions and providing information.
How can I help
the process?
Designing a building is exciting and creative. You need to be
open to new ideas, and frank about how you want the end result
to feel and look. At the same time, it's important that you don't
control the project to the point that you unnecessarily restrict
the Architect. Otherwise, you may not get the full value of the
design services.
How does DTA
know what design I want?
Right at the start, DTA works through an intensive briefing process
with you. During this briefing process we determine what the design
brief is. The brief defines what your requirements, intentions
and aspirations are. From there the actual design process can
sometimes go through two or three phases as we work towards establishing
a design that you're happy with.
What scope
of services does DTA provide?
DTA can help you define your project in terms that provide meaningful
guidance for design. Our services range from planning and design,
to site studies and securing planning and zoning approvals, right
through to full project management and engagement of external
consultants. At the start of our working relationship, we'll talk
about what you want to achieve and then discuss the services that
we believe will achieve the result you're looking for.
How much does
DTA charge?
We charge on a fee basis, according to the type and amount of
services we provide for you. DTA negotiates a fee - based on a
professional evaluation of the work required - before we start
on any work.
How is payment
structured?
You pay as we go. DTA will bill you monthly for work completed
to date.
If I decide
not to go ahead, do I have to pay all your fees?
You only pay for the work DTA has done on the project, up to the
point that you tell us to stop.
What does a
new house cost?
The cost of a new home varies greatly. The final cost of construction
will depend upon all sorts of factors such as the size of the
house, the type of construction and the standard of materials
used.
So how much
building do I get for my money?
For many clients, the 'wish list' often exceeds the available
budget. DTA can help you balance one against the other to achieve
both a design and a budget that you are happy with. DTA offers
the services of a Quantity Surveyor who can estimate the cost
of your building project prior to starting, so that you start
with a clear understanding of the commitment you're making.
Can I use a
friend who's a builder and supply the materials myself?
It's up to you who you choose for the construction part of the
project. DTA will always recommend someone suitably qualified,
with a recognized capability, appropriate insurances and a Health
and Safety policy in place. We are always happy to make a recommendation
about who might be suitable for your particular project. You can
also supply some or all of the materials for the project, and
DTA will structure a contract taking that into account.
Can I have
a design done by DTA, but then get someone else to do the working
plans?
No, our designs are our intellectual property and as such, we
retain copyright. We will not do a design and then agree to somebody
else completing the working drawings.
Do I need to
get permits etc from the county, or will DTA take care of that?
You certainly do need permits before starting to build. You are
obliged to comply with legislation concerning planning, building
regulations and health and safety. But DTA can advise on all these
matters, and either you or DTA can actually apply for the permits.
On each project we'll discuss the responsibility for permits when
we establish the scope of service you want from us.
